Wes Davidson Real Estate has listed the 1814 metre square property, situated just a stone's throw away from the Wimmera River at 16 Brigid Court.
"In my opinion it is the best home in Horsham; in fact it's probably the best home I've ever seen," Mr Davidson said.
Designed by former Horsham-resident and architect Cameron Reid, the five-bedroom, five-bathroom dwelling is genuinely unique.
"It's a one off so you're not going to find this property mass produced anywhere," he said.
IN OTHER NEWS:
"It's been very well thought out to maximize the views from all the rooms; it brings the outside inside.
"You feel like you're at a resort not at home."
The main living room has a gas log fire, feature wall, and large glass sliding doors that open up to the ultimate outdoor entertainment area.
Equipped with an office, two garages, a swimming pool and a lavish shed complete with a mezzanine, Mr Davidson said the property is perfect for anyone who wants the space of living out of town but doesn't want the maintenance of a large property.
"It's a very private home with state-of-the-art equipment throughout," he said.
"All of the blinds are automatic. It's filled with the highest quality of fittings and fixtures right throughout the whole house. They haven't spared any expense."
The home also features an industrial grade hot water system that provides a continuous supply, an 18 k w solar energy supply, and high level security systems.
Mr Davidson said while the house is listed at a record price, it could be a bargain for some.
"At $2.95 million, it is below the median house price in Sydney. So while it is considered dear for our region, it is well below replacement value," he said.
"If you were trying to do that today, it would not be possible to bring it in with the quality and the design features that it has at that budget. So it is very well-priced."
The company director said the listing is part of a trend for more expensive houses sold in the region.
"There's definitely a lot more movement in the higher end," he said.
"In the past, we only saw a handful of homes sold for more than $500,000, but in the past year, 54 sales took place between $500,000 and $1,000,000. That's more than one a week."
He said the lack of availability - from builders to viable land - has encouraged the price creep.
"This won't be a home for everybody... but if you can afford that price range and you want the ultimate in-home living, you'd be extremely satisfied," he said.
"It could be someone local. I think this home is a very good compromise for those people who tend to go out of town looking for space but don't really want to be on acres.
"This home is the compromise between the two. You've got your pool, you've got your shed, you've got your location, you got space and you've got a lot of privacy."
Mr Davidson doesn't think the type of buyer should be pigeonholed to just professionals.
"I'd hate to say it was only for doctors; I think it's potentially a retiring farmer or a farmer who wants to move in off the farm," he said.
"They've had a tough lifestyle and deserve to reap their rewards. It could be a tradie, a professional, or just someone who is very good at business."
