A spokeswoman for Burgess Rawson said bidding for the property on the corner of Wilson and Urquhart streets got to $8.95 million on the day, followed by a vendor bid at $9.1 million.
It had previously been expected to sell for $9.25 million.
In a statement, Burgess Rawson said another site leased to Village Early Education at Ararat was sold before auction for $2.73 million, representing a 6.04% yield.
