Regional Victorians are snapping up a series of holiday homes in the heart of Halls Gap, said a real estate director overseeing the sales.
Mark Wilson, director of Wilsons Warrnambool & District Real Estate, said 15 two-bedroom cottages are up for grabs, with almost half sold in the first week.
"It's a unique situation; D'Altons Resort, which is in the middle of Halls Gap, is being sold off in two parts," he said.
"We have 15 two-bedroom cottages up for individual sale, as well as nine timber studios to be sold as a group.
"Because Halls Gaps is a sensitive development area, the resort cannot be subdivided, but the cottages are being sold as individuals."
The Northern Grampians Shire zoned the area as Rural Conservation Zone (RCZ), which only permits the cottages to be used for holiday accommodation, not as a permanent dwelling.
The zoning law also prevents further subdivision; however, there is a work around. The entire site, which included the land, cottages and common area, will be owned by a title company, which the purchasers will buy shares in.
The shares give exclusive rights to a specific cottage, as well as use of the common areas but the cottages cannot be a permanent residence for buyers.
"It's a very uncommon way of presenting things, but selling them this way is a cheaper alternative," Mr Wilson said.
"There's plenty of interest; we've had a heap of buyers from regional Victoria and interest from Hamilton, Horsham and Kyneton, as well as the odd person from metro Melbourne.
"The cottages only went up for sale on September 25 and we have already sold six cottages.
"Interestingly, there aren't many people looking to buy a cottage as an investment; the majority are families looking to buy a holiday home in one of the most beautiful places in Victoria. Getting an income is not the focus for the people interested, they've stayed in the area before and see the properties as a way to enter The Grampians experience."
Each cottage is fully furnished and self contained, comprising of a fully-equipped kitchen, lounge, dining area, and spacious verandah.
The common areas include a synthetic grass tennis court, salt water swimming pool and children's playground.
Located just off Glen Street, the units are priced between $210,000 to $240,000.
