A unique piece of land along the Western Highway in Stawell is up for grabs, with interest building from potential buyers.
Monaghan's Real Estate owner Terry Monaghan said the property has been vacant for a long time with commercial opportunities the main attraction.
"It is one of the most highly visible sights from when you're coming into to Stawell from Adelaide as it is a very close to the highway," he said.
"The key is the exposure to the highway, with around 5000 vehicle movements past the site each day.
"If you have a business that could be of interest to the travelling public, then you're off to a good start.
"Being next to the new United service station should also help whatever business wants to step up on the site.
"There is a range of different businesses or factories which could set up there."
The land is part of the original Pleasant Creek Hospital site which was parcelled up into four different lots some time ago.
The old original Pleasant Creek site remains up for sale, while a parcel at the rear of the block was bought by a manufacturer in the region.
The first of the two highway facing parcels was sold and became the United service station located at 1 Horsham Rd, Stawell.
And now the second highway facing parcel is up for grabs.
Mr Monaghan said the site has remain vacant for a long time and has draw interest from across the state.
"The site has been vacant forever; it was part of the old Pleasant Creek site," he said.
"We have had a few enquiries, but nobody has grabbed it yet.
"The price is $399,000 plus GST and there has been a mix of interest so far.
"Metropolitan Melbourne can't get here to look at it yet, but the interest has come from here and away."
The property is 5981 square metres is a corner site and is commercial 1 zoned.
Mr Monaghan said he expects the Pleasant Creek area of Stawell to continue to develop as the Western Highway area sees more and more traffic.
"Until the United service station opened up there hadn't been anything exciting on that block since the Pleasant Creek hospital basically," he said.
"This the chance for some new development and there is the chance there will be more in that area in the near future.
"It is a good site and highly visible, but who is going to step up for it?
"It is hard to say."
